More Buyers are Making Moves as Prices Remain Steady
As we head deeper into the summer selling season, the New Orleans metropolitan housing market continues to show encouraging signs of stability. While homeowners brought slightly fewer new listings to the market in June, buyer activity remained strong, leading to more pending sales and continued year-to-date growth in closed transactions. Home prices have also remained remarkably steady, providing confidence for both buyers and sellers.

Buyers Continue to Drive Demand
One of the biggest takeaways from June was the increase in pending sales. Nearly 10% more homes went under contract than they did during the same month last year, signaling that buyers remain active despite higher mortgage rates and economic uncertainty.
While closed sales were slightly lower during June itself, the bigger picture remains positive. Through the first six months of 2026, the New Orleans area has recorded 6,015 closed sales, representing a 6.9% increase year-over-year. Pending sales are also up 9.5% year-to-date, suggesting healthy momentum as we move into the second half of the year.

Home Prices Continue Their Steady Climb
The median sales price reached $294,790, virtually unchanged from last June with a modest 0.3% increase. While appreciation has slowed compared to the rapid gains seen several years ago, steady pricing is welcome news for both buyers and sellers.
The report's long-term pricing chart also illustrates how home values have continued to trend upward over the past decade, reinforcing the lasting value of real estate ownership in our market.

Inventory Remains Balanced
Although fewer homeowners listed properties during June, inventory remains relatively healthy.
The market currently sits at 5.7 months of inventory, down from 6.5 months a year ago. While inventory has tightened somewhat, this still represents a balanced market where neither buyers nor sellers have a significant advantage.
Homes are taking an average of 65 days to sell, just three days longer than last June, giving buyers additional time to make informed decisions while still rewarding well-priced homes with solid activity.

Today's buyers are benefiting from a market that offers greater stability than we've seen in recent years. Inventory remains available, home prices have leveled off, and sellers are generally receiving about 96.7% of their asking price, creating opportunities for thoughtful negotiation.
